Architecture fees are determined by the scope of each individual project and the services for that project.
Hourly Consulting: Clients who are trying to decide whether to remodel, build new or are uncertain how to evaluate their relative merits may benefit from our expertise by hiring us on an hourly basis.
Programming: The design process often begins with a statement of project goals, the activities to be accommodated and any special requirements or considerations that will guide the design.
Design: The preliminary design objective is to arrive at a clearly defined feasible concept and present it in a form that achieves client understanding and acceptance. The secondary objectives will clarify the project program, explore alternative design solutions, and provide a means for analyzing the cost of the project.
Construction Documents: Of all the project phases the preparation of the construction documents typically takes the most time and resources. The documents describe the project to be built, enable the client to apply for building permit, and allow contractors to bid and build the project.
Construction Administration: Construction administration is a process in which the architect acts on behalf of the owner, overseeing construction to ensure conformity to construction standards, design intent, specifications and construction craftsmanship. These services generally include meeting with the general contractor and subcontractor during construction, inspection of construction and reporting of deficiencies to the owner, and the approval of contractor pay requests.
3D Modeling and Animation and Model Building: Sometimes two-dimensional CAD drawings or sketches do not easily convey the design concept. We offer photorealist computer rendering, and animation walkthrough services, as well as traditional model building of proposed work.
Green Architecture: RS2 Architects can provide analysis of proposed and existing structures and assist clients in selection of sustainable systems, technologies and products.
Design Build Services: The design build concept combines design, permitting and construction. RS2 Architects offers design build services for clients that desire an integrated project delivery method and one point of contact.
