Residential Architecture: Second Floor Addition

Location: LaGrange, IL

A young couple purchased this residence in the established neighborhood of LaGrange with the goal of completely remodeling the entire house. This would entail completely gutting the first floor, including the kitchen and adding on to the second floor. The existing floor plan was typical of other homes built in the 1940’s, in that most of the spaces are separated from each other. The goal of the project was to create an open floor plan and utilize the second floor attic space to create a new master suite and expanded existing bedrooms. Several walls were removed on the first floor to reorganize the kitchen space and create a connection from the kitchen to the living areas. The entry closet was removed and converted to an open arrangement of a bench, shoe storage and coat hooks. Upstairs new dormers were added to provide space for a new master suite with bathroom, as well as to create a third bedroom. The corridor at the top of the stairs was opened up by removing a wall and replacing it with a railing and removing the low ceiling, so that a more spacious feeling is achieved. All the remodeled spaces were retrofitted with spray foam insulation. The application of this material minimized modification to the existing structure, while allowing compliance with current energy codes. All the renovations stayed within the existing footprint of the home, making this renovation and expansion very cost efficient.
